Providing housing for over 3,000 residents in Orange in partnership with Hatch Roberts Day

The Local Government Area of Orange, in NSW Central West, is experiencing a period of rapid population growth, heading towards a city of over 50,000 people in the not-too-distant future.

In response to the housing needs of a growing population, Orange City Council has prepared the 2022 Local Housing Strategy (LHS) to cater for strategic land rezonings, whilst seeking a diversified approach and mix of housing supply for the region.

Advised by Allera, the developer strategically acquired 267ha along the Mitchell Highway; located on the fringe of the existing township of Orange. With the land currently zoned RU1 under the Orange Local Environmental Plan 2011, the team’s aim is to achieve rezoning of the land for future development of a carefully designed masterplanned community.

To accommodate the rezoning, Allera will be leading the preparation and lodgement of a Planning Proposal, teaming up with heavyweights Hatch Roberts Day and the local team at GHD to produce the overall vision and Urban Design of the project.

Allera’s scope also extends to include all planning-related matters through its in-house Allera Planning team, commencing with a detailed response and submission to Council’s draft Local Housing Strategy in early 2022.

With an end value of in excess of $1BN, the proposed master planned community will provide over 2,000 lots, with varying lot and housing typologies, including eventual medium-density-style product in and around a proposed neighbourhood centre. To provide further amenity for the future community, the masterplan will also include schools’ infrastructure and seniors living, as well as sporting fields, parks and generous open space provisions to ensure the proposed development is respectful of the existing regional fabric of Orange.
